Full plans application

A full plans application is suitable for all building work but is usually for larger projects such as:

  • extensions
  • conversions
  • new builds

Detailed drawings of the proposed project need to be submitted with your application for approval well in advance of when work is due to begin on site.

What plans to include with your application

You can upload 20 PDF, GIF or JPG files.

We require detailed drawings (all to a scale of 1:50 or 1:100) of the proposed building works – these should include:

  • a plan of the proposed building or extension
  • a cross-section showing the construction details
  • an elevation
  • a block plan at a scale of 1:1250 showing the location of the site and the drainage details
  • an initial fire risk assessment (if the Regulatory Reform (Fire Safety) Order 2005 applies to the proposal)

Once you have submitted your application, make a note of the application reference number as you will need this to make a payment and submit any additional documents.

A full plans application involves a two-stage payment, one when you submit your plans and one following the first inspection on site for which you will receive an invoice.

Fee exemptions - disabled adaptations

A fee exemption may apply to building works that are essential to enable a disabled person to use or move around a property. To apply for this exemption, please complete our building regulations disability eligibility declaration [docx] 23KB.

What happens next

Once we have received your application, plans and fee you can expect a decision within 5 weeks (which is extendable to 2 months with agreement).

Your application is valid for 3 years. If works are not commenced within this time the application will be closed and a new application will be required.

Once works are complete you must arrange a completion inspection.
