Building regulations

As well as making a planning application you need to consider whether you need to make a building regulation application.

Planning conditions

You must provide as much detailed information as possible when making your application.

If information is missing we may have to add conditions as part of the approval. In some cases you will not be able to proceed until a follow-up application has been approved.  You will have to pay a fee for this follow-up application.

Some conditions are known as pre-commencement conditions and mean that you cannot start work until the information has been provided and agreed in a follow-up application. To avoid this take a look at our most common pre-commencement conditions so that you can provide the information when you make your application.

Party Wall Act

If your development involves building at or near a boundary wall you may need consent from neighbouring landowners under the Party Wall Act.
