New build properties

A temporary bill will be issued to you with a provisional banding applied. There is no legal obligation for you to pay a council tax notice which is based on a provisional valuation.

Issuing you with a provisional council tax notice will avoid a large amount becoming due when the Valuation Office officially bands your property. It also enables you to start making payments towards your council tax notice if you wish to do so.

However, please be aware that if you do not start making payments towards your bill and there is a delay in your property being allocated a band you may find that your instalments are higher than you would anticipate because of the limited number of instalments available in the financial year.

The provisional valuation should not be taken as any indication of the band which will be allocated by the Valuation Office Agency HMRC (VOA).

Once your property has been formally assessed and allocated an official council tax band by the VOA, a revised bill will be issued to reflect the confirmed band. This updated bill will account for any difference between the provisional charges and the final banding, and it will include any backdated charges from the date you first became liable for council tax at the property. This means you may need to pay an additional amount if the final band is higher than the provisional one.

The Valuation Office are currently experiencing delays which may prevent your property from being banded quickly. If you would like to make additional payments to further reduce your bill once the property is banded, we would recommend checking the council tax bands of similar properties near you to estimate what the annual charge could be. Bands table

Most domestic properties are subject to Council Tax. There is one bill per property, whether it is owned or rented. Each property is allocated to one of eight bands according to its value on 1 April 1991. The Council Tax band for your property is decided by the Valuation Office Agency (VOA) not the council. For a property that wasn't in existence in April 1991, the VOA have different ways of deciding the band of a property.

Band A up to and including £40,000
Band B £40,001 to £52,000
Band C £52,001 to £68,000
Band D £68,001 to £88,000
Band E £88,001 to £120,000
Band F £120,001 to £160,000
Band G £160,001 to £320,000
Band H over £320,000
