Four new kiosk opportunities to let in our 'Market Place' located at the top of Banjo Road, Littlehampton, West Sussex, BN17 5LG

We are seeking tenants for four new kiosks as a seasonal trading opportunity on Littlehampton seafront. This opportunity forms part of the enhancement currently underway on Littlehampton seafront.

The enhancements are set to include new toilets and beach showers, improvements to the car park including EV charging points, walkways and new sustainable planting matched to its coastal setting. Other highlights include new social spaces for activities such as water play, as well as four new kiosk units to increase the range of food on offer and an area for visiting market events.  For more information please visit; Littlehampton Seafront Design Scheme page.

The anticipated programme of works is due to be completed summer 2025 (This may be subject to change). 

The available kiosks will be made from pre-fabricated shipping containers and will include a light fit out i.e. sink, work tops and lighting. Three of the containers are 15ft and one 20ft which will include a WC. The kiosks will have access to a communal forecourt known as Market Place which may include seating. 

Any letting of this site is to be in accordance with our Kiosk Lettings Strategy, with principal terms being derived from it.

Guidance Note to support final applications for expressions of interest

To All interested parties;

The Estates team have put together this brief guidance note to support those parties interested in submitting an offer for one of the kiosks as part of our final expressions of interest (EOI) process. 

It is the intention that any interested party should submit their EOI via the online form which is accessible via the link above, along with attaching any additional documentation you wish to include as part of your submission. 

Due to the high level of interest received to date as part of the initial EOI process, it is recommended that as much information as possible is provided to us in support of your proposal.  

The additional information may well cover things such as: 

  • Branding ideas; or examples of logos, signage proposals etc. 
    • This can include general marketing and/ or websites if one exists. 
  • If it is a food related offering any example menus. Non food related can still provide a brochure/ flyer of products they wish to sell, 
  • Business plans if appropriate. 
    • This may cover items such as the anticipated turnover, costs for running the kiosk, which will all feed into any rental offer proposed. 
  • Any references; to include trade references, landlords if applicable and personal. 
  • Any previous or existing experience of running a kiosk.  

Other relevant points to note:

  • There will be a keep open clause within all four of the leases granted.
    • This will place a positive obligation for the kiosks to remain open and trading within all of the West Sussex County Council published school holiday term times School term dates - West Sussex County Council
      • There may be some flexibility during the winter months.
  • Our understanding is that the kiosks will have a broad Class E use class and it is strongly recommended that any applicant make their own formal enquiries with our planning department and Environmental Health ahead of submitting their formal EOI application.  Restrictions may be imposed on hours of use dependent on your proposed use.
  • Wel expect that all four kiosks will be assessed for Business Rates on completion and that each kiosk will have its own Rateable value.
  • There will be a toilet within one of the kiosks and this is to be made available to the other kiosk operators as a communal toilet.
    • The maintenance and security will be solely down to that kiosk tenant and it will be for them to enter into an informal arrangement with the other three kiosk tenants. 
  • Each of the kiosks will have their own electricity supply and it is anticipated that we will re charge each tenant based on their usage via the allocated check meters. (There is no gas on site.)
  • Each kiosk will have its own water supply and the intention will be for each tenant to be re-charged based on their usage. 
  • The intention is for there to be a communal bin store for the sole use of the 4 kiosk tenants.  It is expected that we will arrange collection and re-charge the tenants for this service. 
  • There will be no allocated parking on Banjo Road for the kiosk tenants, however, it is intended that there will be two loading bays adjoining the coach parking spaces which will allow the tenants to load/ unload goods. Any goods will then need to be wheeled to the kiosks via a sack truck or pallet truck. We will not be providing any provision for sack trucks/ pallet trucks.
  • The concrete forecourt will be communal space and available for all users of the seafront. This space will not be demised.
    • It is yet to be determined whether seating will be provided by us and whether there will be an expectation for there to be a contribution from the tenants of the kiosks. We would welcome any suggestions regarding the seating. 

We wish to make it clear that the kiosks are available for a mix of uses and are encouraging alternative complementary sea front uses (not only food related) to submit an EOI as we wish to have a blend of occupiers within Market Place. 

We appreciate that certain non food related uses may not be able to offer a significant rental proposal and for that reason we are anticipating rental offers to be in the region of £4,000 to £8,000 per annum, exclusive of business rates, utilities and any other occupational costs incurred. Any non food related user will have restrictions within their lease i.e. they will not be able to sell food or drink. 

We are focused on identifying long term tenants that work for the community and provide a thriving destination for local residents and visiting tourists.

Littlehampton - Promenade

We are seeking a tenant for a seasonal trading pitch adjacent to the Light House on East Pier (Known as Site B). The site of the pitch extends to 4m x 2m.

The site is located prominently on the East Pier on Littlehampton seafront, and benefits from having a planning consent for seasonal food and drink and/or other seaside uses (Planning reference LU/91/19/PL).  There is currently access to an electrical supply at this site which will need to be re-charged in accordance with usage.  The use of generators may be permitted in line with our adopted Kiosk Strategy.

Littlehampton, Felpham and Aldwick seafronts

We have launched three proposed locations for a temporary seasonal use (28 days maximum) in accordance with permitted development rights. Each site will extend to 9m x 6m on the shingle, allowing enough space for a sauna mobile outlet and some external seating, along with associated rights to access.  This opportunity is for a one trial season.
